We negotiate lease renewals and rent reviews on your behalf and in accordance with your own business objectives. Following which, we will liaise with Solicitors to ensure all legal formalities are completed properly and efficiently.
When facing a lease renewal, a successful outcome depends on strong market knowledge as well as a thorough understanding of all lease terminology. We can advise on the options available and the lease terms that are most realistically achievable. Furthermore, we have the experience to help you settle any disputes in a professional and cost-effective manner.
As for rent reviews, we can help you to understand the implications of the rent review clauses in your lease and assist you in agreeing a new rent for the property in a professional and reasonable manner.
We also advise on changing legislation to ensure that you are kept abreast of likely scenarios, present or future, so you can plan or amend your strategy accordingly.
Over time as situations change, so may your objectives. Where both parties mutually benefit, this may provide opportunities for amendments to be made to the original lease (e.g inserting or deleting a break clause, extending the lease term etc)
Landlords and tenants may wish to renegotiate the terms of a lease contract for a variety of reasons, and we can provide the relevant advice and carry out those negotiations on your behalf.
We can also advise clients on the strategy for an approaching break clause, taking into account the law and likely conditions attached within the lease, and where necessary work alongside your Solicitors.
Should you decide to terminate a lease and not renew, we can advise on the strategy regarding the exit from the lease and the premises
